House levelling/foundation levelling requires hydraulics to be installed beneath the foundation and then incrementally raising it until it is level. It's a precise procedure and one which we undertake with great care to ensure an excellent result. The jacks are raised in increments of 3mm at a time to minimise further damage.



Pile replacement





If your house needs re-piling or underpinning this should be the first thing you do before thinking about renovating your home because how level it is will affect any renovations you undertake. Some signs your home might need re-piling include doors and windows that bind or have large gaps at either the top or bottom, swing of their own accord or simply don't shut. Or perhaps you have noticed an uneven or 'bouncy' floor. These problems may be the result of either rot (borer) or damaged piles caused by damp, poor ventilation or the earthquakes. Re-piling may involve re-levelling the floor, replacement of defective subfloor timbers and floorboards or simply jacking and packing and securing the timber to the pile, which, in many pre-1970s homes, was not done.



underpinning and overpinning





Underpinning a house means we go beneath the concrete ring foundation and install concrete pads. This re-levels and eventually supports the ring foundation on top of these pads. This is the preferred method when the foundation is strong enough to undergo this process. Overpinning means we leave the foundation where it is and raise the house and then support it above the foundations and throughout the balance of the house as with underpinning. This method is generally used when the foundations are best left in place.

Foundation crack repair using crack injection is where cracks, no more than 5mm wide in the concrete foundation, are injected under pressure using an epoxy resin to seal the crack throughout. For cracks over 5mm a flowable grout is used. Both methods are used exclusively for the repair of cracks in concrete foundations and slabs both in houses and commercial buildings.

Sometimes foundations can simply not be repaired. When foundations need to be replaced we support the house or building, remove the damaged foundations, or sections of the foundation, and replace the foundation with a fully engineered solution.
