If your house needs re-piling or underpinning this should be the first thing you do before thinking about renovating your home because how level it is will affect any renovations you undertake. Some signs your home might need re-piling include doors and windows that bind or have large gaps at either the top or bottom, swing of their own accord or simply don't shut. Or perhaps you have noticed an uneven or 'bouncy' floor. These problems may be the result of either rot (borer) or damaged piles caused by damp, poor ventilation or the earthquakes. Re-piling may involve re-levelling the floor, replacement of defective subfloor timbers and floorboards or simply jacking and packing and securing the timber to the pile, which, in many pre-1970s homes, was not done.
